Case Study Energy Management

Several of our clients use Maintenance Management for the energy management expertise. Energy management requires a complete understanding of electric bills, gas bills and water bills. Over the years many electric and natural gas utilities have voluntarily deregulated allowing for outside suppliers to provide the commodity portion of the monthly bill. We have helped clients purchase their energy needs in several states at fixed rates for extended periods as well as store natural gas during the summer for usage during the winter months.

In addition we understand the utility tariffs and billing structures and can make recommendations or review your power factor, demand charges, and tariff. While reviewing one client's electric bill we discovered that after the construction was complete and energy usage increased dramatically, that the wrong electric tariff was being used for the smaller usage during the construction phase. Our client received a $10,000 refund on their electric bill for overcharges and the correct tariff was then applied for future billings. We have encountered errors much greater than this with improper multi-metering of facilities resulting in more costly energy tariffs.

Case Study Medical Office Buildings

A doctors group decided to build and occupy their own building rather than continuing to rent space. Maintenance Management was hired during the construction phase to enable us to have a complete firsthand understanding of the facility. The business manager wanted to have one phone number to call for all the real estate related repairs and maintenance so he could focus on the medical business with minimal time involved in day to day facilities maintenance. Maintenance Management performs all the heating and air-conditioning service work and repair work. In addition we bid out and contract for the lawn care work, walk off mats, dumpster, parking lot snow removal, janitorial, as well as provide a maintenance person one day per week to handle any maintenance work the office facility requires. Since they first built their first medical offices they have since added a second facility where we also perform the same facility management and maintenance services. The client receives one itemized bill per month for all services and contractors.

Case Study Building Retrofit Consulting

A Botanical Conservatory hired Maintenance Management to inspect and recommend repairs and improvements to their facility. We initially made repairs that could not be postponed to the heating and ventilating systems as well as repaired a variety of interactive public displays. We provided a list of improvements including new boilers, backup generator, additional cooling, window replacement, interior steel painting, and a new digital control system. Working with the management of the facility we hired an Engineering Firm to prepare design specifications for bid documents.

Case Study Building Maintenance for International Insurance Company

An International Insurance Company bought a division in Fort Wayne, Indiana. The operations are run from a leased facility containing over 325,000 square feet. All maintenance and repairs to the facility were the responsibility of the Insurance Company. Maintenance Management was hired to maintain the facilities.  We placed four full time employees in the facility. Our duties included heating and air-conditioning maintenance/ repairs, electrical maintenance and routine daily maintenance of the facilities. In addition we provided services directly to the Insurance Company for moving telephone extensions and setting up their audio and video conferencing as required. We work with their Property Management department on a daily basis to handle, oversee or inspect building projects. This facility has a combination of Chillers, Boilers, Roof-Top HVAC equipment, and a newer Annex building which uses a Geothermal System.

Case Study Air Conditioning Emergency

An eight story building with individual 40 ton cooling compressors per floor experienced a cooling failure on a floor densely occupied by an insurance company. Maintenance Management drove from Fort Wayne, Indiana to Louisville, Kentucky to pick up a new compressor and had it installed within 24 hours of the failure. Waiting for this unit to be shipped would have taken several days and overnight air delivery was not an option.
